Postfix error

I'm getting this every time I try to start postfix:

Sep 26 22:34:00 dorcas postfix/master[3912]: fatal: bind <myipaddr> port 25: Address already in use

nmap, netstat, lsof all show nothing listening on port 25. I've tried a reboot just to clear things out. Google returns a zillion hits on this message but no definitive answers (all responses are like "something is using port 25, do you have sendmail installed?").

Any pointers on how to troubleshoot/fix this?

P.S. This install of Ubuntu is running virtual on VMware Server if it makes a difference.
