I've dealt with this problem for some time, now.  It seems in recent months 
(probably about a year or two), X simply no longer honors the xhost 
+localhost method.  If I do a "xhost +" everything works great when I su -
But sudo seems to figure it all out, so I'm good now.
If all else fails, kdesu and gksu seem to work.

$ kdesu synaptic &
